TCPA, DNC, and the rules you need to understand before you dial.
Outreach to new movers is powerful — and regulated. DeedPulse bakes in guardrails, but the responsibility for compliance ultimately rests with you and your legal counsel. This page covers the rules most operators ask us about.

Do Not Call (DNC)
- The National DNC Registry applies to telemarketing calls placed to U.S. residential phone numbers.
- DeedPulse scrubs outbound call lists against the National DNC on every run, and we keep a per-account suppression list you can add to manually.
- Established-business-relationship (EBR) exemptions exist but are narrower than many operators think. When in doubt, don't call.
TCPA
- Calls and texts to wireless numbers generally require prior express written consent for marketing. Auto-dialers and prerecorded messages add additional restrictions.
- Use DeedPulse's manual-dial mode for campaigns that reach cell phones without a prior consent path.
- Never include auto-dialed pre-recorded marketing in your campaigns without a documented consent mechanism.
State-level rules
Several states have stricter rules than federal (e.g. Florida's "Mini-TCPA"). Your territory's state rules are summarized in the territory detail page. Treat the summary as a starting point, not the final word.
Foreclosure / distress events
Homeowners in foreclosure or distress are a protected audience in many states, and some jurisdictions ban outbound marketing to them altogether. DeedPulse surfaces these events with a distinct compliance banner, and campaigns targeting them require an explicit acknowledgment before you can activate them.
Record-keeping
DeedPulse keeps a full audit log per event: which campaign matched, which template was used, when the outreach fired, and what the recipient did. Logs are exportable and retained for at least 24 months.
Opt-outs
Every DeedPulse-sent SMS includes a STOP opt-out. Opt-outs are honored across every future campaign on your account automatically and cannot be overridden.
